10 Things to Consider When Apartment Hunting (So You Don’t Regret It Later!)

Moving is a big deal, and apartment hunting can feel overwhelming—but it doesn’t have to be! I’m moving in April and started my search back in January, giving myself plenty of time to find the right place for me and my daughter. Now that we have secured a dwelling, I’ve learned a lot and want to share some tips on what to look for, what to avoid, and how to make sure you don’t end up stuck in a lease you regret. So, if you’re searching for a new place, consider these 10 things before signing on the dotted line!

1. Timing is Everything

If you’re looking for the best deals, the time of year matters. The rental market tends to be busiest in late spring and summer, meaning higher prices and more competition. If you can, start looking in the winter months (December–February) when demand is lower—landlords may be more flexible on rent or move-in specials. On the flip side, if you have a very specific area in mind, you may need to wait until peak moving seasons (May–August) when more options become available.


2. Know Your Budget (And Stick to It!)

Before even browsing listings, figure out what you can afford. A good rule of thumb: your rent should be no more than 25-30% of your monthly income. But don’t stop at just the rent—factor in utilities, parking fees, pet fees, and renter’s insurance so there are no surprises.


3. Location, Location, Location

Think about what matters most to you—proximity to work, walkability, safety, or being near restaurants and nightlife. I knew I wanted a walkable neighborhood so my daughter and I could easily get out and explore. Spend a day in the area you’re considering—walk around, check out grocery stores, coffee shops, and parks. If possible, visit during the day and at night to get a feel for the vibe.


4. Square Footage is a Lie (Sort of)

You might see a listing and think, “Oh, this place is 1,000 square feet! Plenty of space!” But square footage alone doesn’t tell the whole story. Layout matters. An awkward floor plan can make even a large space feel cramped. This is why touring in person is crucial—walk through the space and visualize where your furniture will go. If you’re moving from a house like I am, make sure there’s enough room for all your essentials.

5. Test Everything (Yes, EVERYTHING)

I can’t stress this enough: try everything when you tour! Turn on the faucets to check water pressure. Flush the toilet. Open and close windows to see if they stick. Test cell reception in different rooms. Check for outlets (you’d be surprised how many places don’t have enough). If possible, visit when neighbors are home—thin walls can make a big difference in your quality of life.


6. Look Beyond the Aesthetic

Some apartments offer “upgraded” units with fancy finishes for an extra cost. Before splurging, ask yourself: What really matters? If the layout and location are great but the cabinets are outdated, you can always do renter-friendly upgrades (peel-and-stick backsplash, anyone?). Don’t let an ugly countertop deter you from a perfect space!


7. Read the Lease Like a Lawyer

I know, I know—leases are long and boring. But read it all before you sign. Look for policies on rent increases, breaking the lease early, and whether you can make minor changes (some places don’t even allow command hooks!). If anything seems unclear, ask before committing.


8. Safety First

Check crime rates in the area and pay attention to things like street lighting, security cameras, and how easy it is for non-residents to access the building. If you have kids, look for nearby parks and family-friendly spots. I also recommend checking local Facebook groups for honest opinions from residents.


9. Ask About Maintenance & Management

A great apartment means nothing if the management is unresponsive. Ask current tenants if possible, and check online reviews for complaints about slow repairs. Find out if maintenance is on-site or if you’ll be waiting days for someone to fix your broken AC in July.


10. Think About the Future

You might love your apartment now, but what about in a year? Consider potential rent increases, new construction in the area, or any lifestyle changes that might make the space less ideal down the road. Flexibility is key if you’re not 100% sure you’ll stay long-term.
